We are a collective of homeowners in Grand Landings dedicated to protecting the integrity, property values, and governance of the community.
The purpose of the Grand Landings Master HOA is to uphold the Covenants, Conditions, and Restrictions (CC&Rs), enforce the Bylaws, and maintain the standards that protect the investment of every homeowner.
The HOA is not an arbitrary body; it is a legal entity bound by governing documents, including the CC&Rs, Bylaws, and Rules & Regulations. These documents are enforceable and exist to ensure consistency, fairness, and transparency in the way the community operates. They are not optional or subject to selective enforcement. Homeowners, Board members, and committees alike are obligated to follow them.

The Grand Landings HOA is subject to Florida Statutes Chapter 720, which governs homeowners’ associations throughout the state. These statutes establish legal requirements for HOA governance, including board operations, meeting notices, elections, member rights, and enforcement procedures. If any provision in our governing documents, including the CC&Rs, Bylaws, or Rules and Regulations, conflicts with Florida law, the Florida Statutes take precedence unless otherwise stated. In such cases, the state law overrides the conflicting provision, and the HOA must comply with the statutory requirements. This ensures that the association operates within the boundaries of state law while adhering to the community's specific rules where they do not conflict.
These safeguards exist to prevent unilateral changes that might undermine the community’s foundational standards. As homeowners, it is both our right and responsibility to stay informed, participate, and ensure that any changes reflect the collective will of the community; not the preference of a few.
This is not about targeting individual Board members. We respect and value the time and energy it takes to serve in these roles. With that service, however, comes the responsibility to uphold the rules that govern our community, consistently and transparently.
The Board is not above the governing documents. Our bylaws, covenants, and state statutes are in place to ensure fairness, clarity, and protection for every homeowner. When these standards are set aside or applied inconsistently, the result is uncertainty and growing mistrust among the membership.
This isn't about assigning blame; it’s about recognizing that accountability matters. Without it, confidence in our leadership and processes begins to erode.
And above all, this is not something to fear. Information is not a threat. It is the foundation of understanding. When homeowners are informed, they are empowered to ask better questions, participate more confidently, and make decisions that reflect the best interests of the entire community.
We believe our community deserves both integrity and transparency. That begins with following the rules; not just in spirit, but in practice.

We need to pass updated bylaws that restore balance, protect member rights, and prevent unchecked authority. We must ensure that changes to Board composition or governance cannot happen without your vote.
